Buying a small industrial shed on the outskirts of Warangal for a manufacturing unit. Never registered anything before and want to know if industrial property registration at the SRO works differently from a regular residential or commercial plot, or if it's the same drill.
Same basic drill at the sub-registrar — document verification, stamp duty and registration fee paid against the document, biometric and photo capture for both sides, deed execution and signing, then registration. What's different for industrial is more the paperwork you bring on that day: the land use classification needs to actually support industrial activity, so carry the NALA conversion order or industrial layout approval alongside the sale deed and EC, not just the deed. If that classification is missing, the SRO can still register the sale but you'll have a headache later getting your factory license.
Also check jurisdiction — outskirts areas sometimes fall under a different mandal SRO than you'd expect.
