Does an industrial plot developer near Warangal even need to be on RERA, and how do I check?

Looking at an industrial park style development near Warangal being sold in plots by a private developer. Not sure if this kind of project falls under RERA at all, or how I'd verify it either way. Where do I actually check this instead of just taking the developer's word?

Check rera.telangana.gov.in regardless — look the project up in the registered projects list rather than trusting whatever number is on the brochure. Match the promoter name, the registration number and its validity, the uploaded layout and plans, and the declared completion date. Whether this particular development needs registration depends on specifics like size and how it's being sold, which I wouldn't want to guess at here — but if the developer is advertising and collecting money, the safest move is to just look them up and see whether they show as registered or not, and ask them directly if they don't.

And check if any complaints show up against the promoter on the same portal while you're there.
