What's the full document checklist before closing on an industrial plot near Warangal?

Close to finalising an industrial plot purchase near Warangal for a small unit we're setting up. Want to make sure I'm not missing anything obvious before the advance goes out. What should be in my folder beyond just the sale deed?

For industrial land I'd collect: the current registered sale deed and the chain of prior link documents / mother deed so ownership traces back cleanly, EC covering a good stretch of years from registration.telangana.gov.in, the ROR-1B / pattadar passbook from Bhu Bharati matching the seller's name, latest property tax receipt, and proof of NALA conversion or industrial-use classification for that survey number — this last one specifically because it's what your factory license approval will ask for later. If there's a layout involved, get the sanctioned layout copy with the LP number too and check your plot appears on it.

Also get written confirmation on water and power availability at the plot, not verbal promises from the seller — matters a lot more for industrial use than residential.

One more — check if any pollution clearance or consent is needed for your specific unit type, varies by what you're manufacturing. Worth a call to the relevant board before you commit, not something a sale deed will tell you.
