First time buying any land at all — what's the actual minimum document checklist before I hand over money in Warangal?

Never bought property before, so all the terms — patta, mother deed, link documents — are new to me. Before I go any further with a plot I'm looking at near Warangal, what's the bare minimum I should be collecting and checking?

Bare minimum: the current registered sale deed in the seller's name, the pattadar passbook / ROR-1B from Bhu Bharati for that survey number, the encumbrance certificate for a solid stretch of years from registration.telangana.gov.in, and the prior link documents/mother deed so you can actually trace how the seller got it. If it's a layout plot, add the layout approval details. Get your own lawyer to read the whole chain rather than taking a broker's word that it's 'clear'.

And match spelling of the owner's name across every single document, sounds trivial but it's a common cause of delay at the sub-registrar later.

What if the seller says the old documents are 'lost'?

Certified copies can usually be pulled from the sub-registrar's office where it was originally registered. 'Lost' isn't a reason to skip the chain, it just means you go get the copy yourself.
