I have a fixed, modest budget set aside and I'm going through listings for small agricultural parcels around Warangal district that fit it. Some of these seem too easy to move on. What are the actual red flags when a deal looks unusually convenient for a buyer on a budget like mine?
A budget parcel isn't automatically suspicious, plenty of genuine small holdings exist. What's suspicious is when the seller pushes urgency ('someone else is also looking, decide today'), refuses to let you pull the EC yourself, or the passbook name doesn't match who's actually talking to you. Slow down exactly when the seller is in a hurry.
Also confirm the guideline value situation before you even negotiate — the stamp duty and registration charges get calculated on whichever is higher, consideration or guideline value, so a 'cheap' deal on paper can still carry the higher registration cost. Check with the SRO or the IGRS portal before you fix your total budget.
Get the full EC yourself, don't accept the seller's copy on a budget deal especially. That's usually where the shortcuts show up.
