Subedari plots keep coming up as an 'established' area — is that actually a plus for an older layout, or a caution?

Looking at a couple of open plots in Subedari, which brokers describe as an already established, older part of town rather than a new growth corridor. Wondering how people here weigh buying into something established versus a newer developing layout.

Established has real upsides — infrastructure, water, roads are usually already sorted, less uncertainty than betting on a corridor that's still developing. The trade-off is the layout itself is older, so the original approval paperwork can be harder to trace and the chain of resale owners is longer, meaning more link documents to check. Neither is automatically better, just different diligence effort.

On an older resale plot I'd specifically ask for the full ownership chain since the original layout, not just the last one or two sales.
