Buying farm land that already has a tenant working it near Warangal — what should I actually confirm first?

A parcel I'm considering near Warangal currently has someone farming it under some informal arrangement with the owner. Nobody's given me a straight answer on whether that continues after sale. What should I be checking before this becomes my problem?

First check whether any tenancy is actually recorded against the survey number in the revenue records, not just verbal. Recorded cultivator rights can affect possession even after a clean sale. If it's purely informal with no record, you as new owner can end the arrangement, but do it in writing and don't just assume the tenant will leave on the old owner's word.

Also ask how long they've been farming it. Longer informal arrangements sometimes get messier to unwind even without formal tenancy rights, purely because of local dynamics.
