A few 'plot for sale' listings I've clicked into on OLX turn out, once I ask questions, to be raw agricultural land the seller is calling a plot. How do I filter for that faster before wasting time messaging every listing?
Ask two things upfront before anything else: is there a layout approval number for this, and is the land already converted from agricultural to non-agricultural use. If either answer is vague or delayed, it's very likely raw agri land being marketed loosely as a 'plot'. That's not automatically a dealbreaker, just means the diligence and the conversion step are different from buying an already approved plot in a sanctioned layout.
This matches what I ran into, one listing photo showed neat plot markers that turned out to be the seller's own paint on an open field.
