Get the layout permission number checked against the local approving authority's own list, insist on the sanctioned layout plan with your plot number marked, and confirm the survey numbers on that plan match your sale agreement. Do this before booking, not after paying a token amount.
Also worth checking whether any plots in that layout remain mortgaged to the authority pending infrastructure completion, that detail doesn't always make it into the brochure.
