Buying agricultural land near Warangal from outside the state — what actually changes for an NRI/outstation buyer?

I'm based abroad, family is originally from near Warangal, and I'm considering a small agricultural parcel there mainly to hold. Not asking for prices, more interested in what's genuinely harder to manage remotely versus what people exaggerate.

Honestly the paperwork itself isn't harder remotely, it's the site verification and dealing with local tenants or encroachment that's harder without eyes on the ground regularly. If you can't visit, get someone independent (not the seller's contact) to physically walk the boundary and confirm possession matches the documents.

GPA is tempting to use when you're abroad but it's not a substitute for a registered sale deed in your own name eventually — plenty of people learned that the hard way.
