Looking at land in Warangal for the first time — what should actually decide where I buy, not just the asking rate?

My parents want to move back near Warangal and I've started looking at open plots and small land parcels around the twin cities. Every broker just quotes a rate and moves on. I'd rather understand what actually makes one pocket better than another before I even start comparing numbers.

Ground sense first, rate later. Look at the approach road width and whether it's black-topped or still mud in monsoon, how far from the NH bypass, whether there's a functioning bore or municipal water line nearby, and whether the survey number falls inside town limits or is still village revenue land. All of that changes how liveable and resellable it is, independent of what anyone quotes you.

Also check drainage direction of the plot itself, not just the road. Low-lying corners near a nala flood every year, seen it happen to a relative's plot near Warangal town.

How do I even check if a survey number is town or village revenue land?

Start with the ROR / pattadar passbook details on Bhu Bharati (bhubharati.telangana.gov.in) — that's the portal now, it replaced Dharani. It'll show the classification and current record holder for that survey number. Doesn't replace a lawyer's opinion but it's the first filter.
