Buying a full acre near Warangal vs three smaller plots elsewhere — how do people here think about this?

I have a fixed budget and can either buy one acre of land a bit further out or split it into two-three smaller plots closer to town. Not asking anyone to tell me which appreciates more, just want to know what actually differs in the buying and holding experience between the two.

One large parcel is simpler on paper — one survey number, one EC, one mother deed chain to check instead of three. But it's also less liquid, you can't sell half easily unless it's formally sub-divided and mutated in the revenue records first. Smaller plots in an approved layout are easier to exit one at a time.

If the acre is still agricultural classification, remember you'll need it converted (NALA) before any non-farm use, that's a separate process from just buying it.

Right, hadn't thought about the conversion step being separate from the purchase itself.
