How far outside Warangal is too far for agricultural land to still be a sensible hold?

Looking a bit beyond the immediate outskirts of Warangal since parcels closer in feel more contested. Genuinely asking what people weigh when deciding a further-out parcel is still worth holding versus just being cheap because nothing's changing out there.

The two things I actually check on a further-out parcel: is there a maintained approach road all the way to it (not just to the main road, the last stretch matters most), and is there any water source, bore or canal, that isn't seasonal. If both are missing, 'cheap' usually means undeveloped for a reason, not undiscovered.

Also check if it's still purely agricultural use zoned, some outer parcels sit in areas where conversion isn't straightforward yet.
