The contrast with genuine warehousing corridors is instructive. It's worth being specific about why Secunderabad Cantonment could never plausibly develop into a warehousing corridor even over time, unlike a less-constrained urban district: a meaningful share of its land is held under Old Grant defence tenure, where the underlying land legally remains government property and cannot be sold or converted by the current occupant, and the remainder is governed by cantonment-specific building bye-laws designed around residential and commercial road-width zones rather than industrial plot sizes or truck access. That combination of defence-tenure restrictions and civilian-zoning-only bye-laws rules out the kind of large-footprint, highway-facing development that Medchal, Patancheru and Shamshabad were purpose-built to support. An investor comparing options should treat that as a structural, not temporary, distinction - the cantonment's land-use framework was never designed to accommodate industrial or logistics development, in the way Hyderabad's dedicated industrial corridors were. Anyone genuinely evaluating warehousing near Hyderabad should look at these established industrial corridors instead.
